Many people start by searching “tiny homes” or “granny flats,” but the structure you choose can affect approvals, finance, insurance, long-term use and resale value.
A tiny home may sound simple, but many tiny home options are trailers, transportables, cabins or temporary structures. These can be difficult to finance through a normal building loan and may not suit permanent long-term residential use.
A granny flat is the common search term most people use, but in Queensland the compliant pathway is often a Class 1a secondary dwelling — a real residential building designed for proper living, council requirements, services, insurance and long-term use.
That means before you choose a floor plan or compare prices, you need to understand what your block can actually support.
Often searched first because they sound affordable and simple, but many options are trailer-style, transportable or temporary and may not follow a normal residential building pathway.
The term most homeowners know. Useful for family accommodation, backyard income or multigenerational living, but still needs the right approval and site pathway.

A Class 1a building is a single residential dwelling, such as a detached house or an eligible attached dwelling. Tiny homes and tiny houses are marketing descriptions rather than building classifications. When comparing tiny home options, check the proposed use, building classification and approval pathway. A small or transportable home may be suitable for permanent living when it meets the applicable requirements.
The National Construction Code (NCC), maintained by the Australian Building Codes Board, sets technical building requirements used Australia wide, with state and territory variations. Its building provisions are known as the Building Code of Australia (BCA). Class 1 and 10 buildings are mainly covered by Volume Two. Requirements relevant to a Class 1a building include structural safety, fire safety, health and amenity, and energy efficiency. Your certifier must confirm the building code requirements that apply to your project.
For backyard homes designed for long term residential use, check the local planning and council approval pathway separately from building certification. Site conditions, services, access and the proposed floor plans all matter. Start with feasibility before committing to design or construction.
A properly documented residential building pathway can include design documentation, engineering, building approval, inspections and a residential construction contract. Finance remains subject to your lender and individual circumstances.

Your property needs to be checked against local planning rules, overlays, setbacks, site coverage, access, parking, services and whether a secondary dwelling is accepted development or needs further approval.
Queensland planning changes allow secondary dwellings to be rented to people outside the household across Queensland, but homeowners still need to comply with building code requirements and local government or legislative requirements.
A Class 1a secondary dwelling needs proper building documentation and certification. This can include plans, engineering, energy efficiency, structural requirements, site drainage, footings, tie-downs, waterproofing, smoke alarms and final inspection requirements.
The site has to work physically. Things like sewer location, stormwater, slope, access, soil, retaining, existing structures, boundaries and services can all affect whether the project is practical and what it may cost.
If the secondary dwelling is rented, it must still comply with relevant rental, safety and smoke alarm requirements. The Queensland RTA notes that owners must ensure secondary dwelling rentals comply with smoke alarm and other health and safety regulations.
This is where Class 1a matters commercially. Banks, insurers and valuers generally want to see a proper residential building pathway: plans, approvals, contract documentation, licensed building work and compliance records.
